HILS Nord introduces a modern residential development in Pipera area, rooted in the principles of urban sustainability and harmoniously integrated into its surroundings.
The four buildings that make up Phase 1 of the project are developed across 3.5 hectares, part of a larger 10-hectare master plan.
The buildings include 2 underground levels + ground floor + 10 upper floors + 11th-floor setback duplex level. In the vicinity of Domus Stil, HILS Nord’s architecture redefines urban style through a stepped architectural composition, with varying heights between 2 and 6 floors, carefully interwoven to ensure elegant and balanced integration into the landscape.
The exterior design of the buildings is modern, defined by dynamic façades and interplay of volumes that give the project a distinctive identity. For thermal insulation, 35% of the exterior consists of ventilated façade systems with 15 cm basalt mineral wool insulation, finished with ceramic cladding by Atlas Concorde / Kale / Sinterflex (or similar). The remaining 65% features a 15 cm expanded polystyrene thermal system, finished with decorative plaster and exposed brick on the upper floors.
Subtle volumetric contrasts and fluid lines shape the development’s distinctive and refined visual identity.
The apartment balconies feature painted metal railings in a concrete grey finish, along with ceramic floor tiles that are slip-resistant and frost-resistant.
HILS Nord was designed to offer more than just an apartment. It brings a balanced lifestyle within a modern community. A total of 11,611 sqm, representing 33% of Phase 1, is dedicated to landscaped green spaces featuring plants that retain their fragrance and color throughout the seasons, children’s playgrounds and relaxation spaces.
The development harmoniously blends modern architecture with nature through a generous green buffer zone located between the complex and the highway, a 2.5-hectare park that provides residents with a natural, elegant and relaxing retreat.

The entire HILS Nord project is developed in full compliance with current seismic safety regulations and applicable technical standards, ensuring a high level of safety and comfort.
The foundation is constructed in reinforced concrete, with structural columns measuring between 30 and 40 cm in thickness, 16 cm floor slabs and reinforced concrete beams designed for optimal structural strength. Balcony slabs are built from 18 cm reinforced concrete, ensuring long-term durability and stability.
Perimeter Enclosures (Exterior Walls)
The infrastructure is constructed in reinforced concrete, featuring a 120 cm thick raft foundation (mat foundation). The building structure is developed in accordance with the latest construction and safety standards, using 30–40 cm reinforced concrete structural elements.
The exterior walls are built with 30 cm Porotherm brick, complemented by a thermal insulation system consisting of 15 cm EPS80 expanded polystyrene and 15 cm Izovat 100 basalt mineral wool (or similar).
The buildings feature flat roof terraces with 28 cm extruded polystyrene thermal insulation, combined with a high-performance waterproofing system.
Non-accessible terraces are finished with light-colored materials with a high solar reflectance index, while accessible duplex terraces are fitted with 2 cm thick raised ceramic tile flooring.
Phase 1 of the HILS Nord project provides 1,440 parking spaces, including surface, underground and dedicated electric vehicle spaces, designed to ensure comfort, safety and modern urban mobility.
The development promotes a sustainable lifestyle by integrating electric vehicle charging stations, conveniently located at ground level.
The underground parking area, shared by buildings 1A and 1B, adds enhanced functionality and convenience for residents.
The apartments at HILS Nord are equipped with PVC window frames featuring triple glazing, Aluplast brand (or similar), 6-chamber profile in a concrete grey finish.
The high-quality joinery ensures excellent thermal and acoustic insulation, contributing to energy efficiency and overall living comfort.
Exterior window sills are made of painted metal in a concrete grey finish, while the interior sills are white PVC.
At HILS Nord, the walls separating apartments, as well as those between apartment and the common areas, are constructed from reinforced concrete and Porotherm brick, Brikston brand (or similar), with thicknesses ranging from 25 to 40 cm.
Interior partitions are built using 12.5 mm Rigips Saint-Gobain plasterboard (or similar) mounted on a metal framework and insulated with 10 cm mineral wool.
The walls are finished with primer and water-based, matte white washable paint. High-quality, durable and free from harmful chemical compounds, the paint allows for easy cleaning without leaving stains or marks.
The apartment entrance doors are from the Pinum range (or similar), metal, HPL-clad and reinforced for security.
Interior doors are cellular-core, painted white, with a height of 2.20 m, Pinum brand (or similar).
They provide enhanced thermal and acoustic insulation, resistance to wear and impact, and an elegant appearance suitable for various interior design styles.
The locking systems are modern and secure, contributing to the comfort and safety of the home.
Interior window sills are made of white PVC.
Bathrooms are fitted with ceramic floor tiles by Atlas Concorde / Kale / Diseno / Delta Studio (or similar).
The living room, bedrooms and kitchen feature SPC (Stone Plastic Composite) flooring. Transitions between different flooring types are finished with flush aluminum transition profiles, ensuring a seamless and level surface.
All apartments at HILS Nord are equipped with modern climate control systems, including underfloor heating by Valrom (or similar) and air-to-water heat pumps, with dedicated indoor and outdoor units.
Hot water supply is provided through an individual air-to-water heat pump system, consisting of an indoor unit with an integrated boiler installed in the kitchen and an outdoor unit mounted on the apartment terrace.
From the indoor unit (hydraulic module), the cooling agent is distributed to the indoor units in each room via split-type fan coil units.
Bathroom ventilation is ensured through an exhaust duct system equipped with an extraction fan. In addition, each apartment features a wall-mounted, double-flow heat recovery unit installed in every bedroom.
Cooling is delivered through independent units in each room, allowing for personalized comfort.
The entire development operates exclusively on electricity, while the common areas are partially powered by photovoltaic panels, a sustainable solution that reduces both environmental impact and monthly maintenance costs.
